My client exclusively manages UK residential property portfolios on behalf of private equity investors. Their primary focus is to deliver an exceptional experience to their residents by providing quality, yet affordable homes, whilst delivering optimum results for their investors. The business operates across five regions in the UK – the Northwest, Northeast, Yorkshire, Midlands and the Southeast.
Role Overview
This Facilities Director role is a new national position and will provide operational leadership and expertise for all maintenance, health & safety and technical building services. The Facilities Director will lead on the delivery and continued improvement of the business’ facilities service to both clients and employees. As well as managing facilities operations, you will also spearhead sustainability plans and work with colleagues in the capital projects team to influence project designs and delivery.
Key Responsibilities
- Deliver a successful operational maintenance service across the business’ asset portfolio and regional offices, using both directly employed and external specialists ensuring compliance and best value
- Implement effective processes to manage department workflow and measure output
- Build and manage the facilities team, encouraging on-going development and learning in the building services field
- Manage a diverse range of external technical contractors covering mechanical, electrical engineering, building fabric and grounds maintenance projects
- Develop and manage maintenance budgets, planning and forecasting the department expenditure, limiting overspend and ensuring full compliance
- Present maintenance strategies for existing and upcoming assets to other Heads of Departments
- Manage the maintenance PSL, ensuring compliance audits are conducted regularly, and manage the on boarding of new contractors and suppliers
- Identify health and safety risks across the business and develop strategies and solutions to limit and eradicate health and safety concerns
- Ensure the business meets statutory HSE compliance, and operates best practice, promoting a culture of health, safety and welfare
- Ensure all operational maintenance, projects or incident responses that may impact the business are clearly communicated
- Develop a prioritised maintenance life cycle programme and implement plans to ensure continuous improvement in maintenance delivery
- Spearhead environmental projects and strategies, leading on the implementation of sustainability initiatives across the business
- Present facilities management reports to stakeholders on a monthly basis highlighting key metrics using data analysis.
Candidate Experience and Qualifications
- Extensive experience in technical leadership within a building service environment, having successfully managed a mix of both directly employed and contractor maintenance staff
- Have solid knowledge and experience of building services issues, building and engineering installations, and the associated health and safety requirements across properties
- Experience in implementing processes ensuring successful maintenance operational delivery
- Strong experience in vendor management, on boarding and off boarding, negotiation, and conducting audits
- Solid experience in obtaining buy-in from internal and external stakeholders, and ability to influence at all levels
- Demonstrable experience of managing and developing substantial and complex budgets
- Degree level qualification in building services, mechanical or electrical engineering discipline
- Membership of the Institute of Electrical Engineers or the Chartered Institute of Building Services
- Engineers, and health and safety certifications
- Personal qualities that will resonate the business values – you have a dedicated professional approach, you act with integrity and you are fully engaged with your colleagues, clients and teams.
